Proposed Site

35th and Adams Ave

Parcels 440-392-1500, 440-392-1600, 440-392-1700, and 440-392-1800
Total lot square footage: ~26K
Ownership: INI Greenfield

Advantages

  • Proximity to Adams Elementary School
  • Proximity to park space and recreation center
  • Single owner of the four main parcels
  • Vacant and ready to build site
  • Some SDGE power work is already complete
  • Underground parking could be added under the ball field across the street

Disadvantages

  • Farther from Kensington

The four inactive parcels do not include one building/parcel to the west at the corner of Adams Avenue and Mansfield. This fifth parcel could be acquired to increase the frontage of the design to include the full block. This would have the advantage of being able to include more space for services and amenities as well as provide more housing and maintain symmetry with the park space to the south.

Neighboring properties include a ball field and community recreation center directly across the street to the south, a Zen center on the other side of 35th street to the east, apartment buildings across an alley to the north, and a two-story wood framed building with a nail salon on the first floor to the west.

The current owner has expressed an interest in doing a deal with the city including leveraging the current building plans.
